A Factory’s Future

  Mr. Robert Tusting held an important auction sale at the Waverley Hotel, Rushden, on Monday evening.  There was a very good attendance, but bidding was dispirited.  At one point, indeed, Mr. Tusting had to remark: “I don’t know what has come over you to-night.  You are very slow, gentleman.”

The Old Rectory

  The Old Rectory at Rushden, the home of the late Mr. Fred Knight, was offered on behalf of his executors and of Messrs. F. Knight, Ltd.  It was suggested that such a residence could not be built nowadays at less than £3,000, and was adaptable either as a boarding house or a kindergarten school, for both of which there was an excellent opening in the town.  A bid of £500 was made, but the property was withdrawn.

  Five dwelling houses, Nos. 2,4,6,8, and 10, Little-street, Rushden, producing a gross rental of £48  2s. per annum, were sold at £110 to Mr. E. Leaton.  They were offered by order of Mr. R. F. Knight.

Stock Sells Well

  Bidding started at £250 for £100 original stock in the Rushden and Higham Ferrers District Gas Co., and rose to £306 before it was purchased by Miss M. Stevens.  Mr. James Roe paid £211 for £200 5 per cent. debenture stock in the Rushden Electric Supply Co., Ltd.  Both lots were offered on instructions from the executors of the late Mr. Fred Knight.

Flats From A Factory?

  Messrs. W. Sargent and Co.’s boot factory and offices in Crabb-street, Rushden (with vacant possession), and the two dwelling houses adjoining, in all Nos 5, 7, 9, and 11, Crabb-street, were knocked down to Mr. Robert Marriott at £825.  The auctioneer suggested the factory could easily be converted into a dozen flats, which were in demand in Rushden now.  £500 was bid, and was lifted by £50’s to £750.  Bidding slowed down then, and the auctioneer deplored the lack of pluck among local builders – sending the price up by three £25’s.

A High-Street Site

  The Rushden High-street building site, with a frontage of over 60ft., and an area of 600 yards, bordered on one side by Beaconsfield-place, was withdrawn, although offered at a low reserve.  Someone started with £100, but not until £200 was offered would the auctioneer begin.  He explained that the site was purchased for £1,500 by the late Dr. C. R. Owen, in that same room at the Waverley Hotel, on March 24^th, 1896, and he had refused some time ago an offer of £2,100.

  The original bid of £200 jumped by £100 bids to £700, then to £750 and £800.  Mr. Tusting said he would take £1,000, but as this was not forthcoming he proceeded to the next lots, also offered by the executors of the late doctor.

Eighteen Houses Withdrawn

  Dwelling houses, Nos. 7, and 8, Manning-street, Nos. 63, 65, & 67, Little-street, Rushden, and a plot of building land at the corner of Little-street and Manning-street, were offered singly and together, but withdrawn, there being no bids.  A sale shop and dwelling house, No. 61, Little-street, met the same fate.

  Six houses, Nos. 6, to 16, Harborough-road, Rushden, producing a gross rental of £124  10s. per annum received an initial bid of £500, but this figure rapidly moved to £1,200, and then by £50’s to £1,450, where it was passed.  Six similar houses, Nos. 96 to 106, Park-road, Rushden, producing the same rental were passed at £1,350.  Mr. Tusting appealed for a bid for the eighteen houses altogether in one lot, but none was forthcoming.

Factory In Rectory-Road

  The boot and shoe factory in Rectory-road, Rushden, formerly occupied by Messrs. E. Claridge and Sons, Ltd. (in voluntary liquidation), was offered with vacant possession by the liquidator, Mr. George S. Bankart (Messrs. Hopps and Bankart, Leicester).  £2,000 was bid, and rose by £100’s to £3,400, when it was withdrawn.  The auctioneer, in deploring the lack of interest in factories, said it would not be possible to build a factory like the one offered for less than £7,500.

  Messrs. Simpson and Mason, Rushden, were the solicitors for all the lots, save the last, for which Messrs. Burnham, Son, and Lewin, Wellingborough were the solicitors.
