Lease of 71 acres of arable land

This Indenture made the fifth day of June one thousand eight hundred and ninety three Between Herbert Sartoris of Weekley in the County of Northampton Esquire (hereinafter called the Landlord) of the one part and The Rushden Permanent Allotment and Small Holdings Society Ltd a Society duly registered under the Industrial and Provident Soceties Act 1876 and having its Registered Office at Rushden in the said County of Northampton (hereinafter called the Tenant Society) of the other part Witnesseth and declares as follows.
1. In consideration of the rent and Tenant Society’s covenants hereinafter reserved and contained the Landlord hereby demises unto the Tenant Society All those several pieces of land situate in the Parish of Rushden aforesaid the particulars whereof are set forth in the Schedule hereunder written To hold the same unto the Tenant Society for the term of One whole year from the twenty ninth day of September one thousand eight hundred and ninety two at the yearly rent of One hundred and twenty four pounds five shilling to be paid half yearly on the twenty fifth day of March and twenty ninth day of September the first of such half yearly payments to be made on the twenty fifth day of March one thousand eight hundred and ninety three and subject to the provisions hereinafter contained.
2. All timber and timber like tree tellars pollards and saplings gravel and stones in and upon the said lands are excepted and reserved out of this demise and the Landlord shall be at liberty by himself his Agents and Stewards to enter into and upon the lands at all reasonable times for the purpose of making felling cutting digging and carrying away the same.
3. The right to hill and lake game and sport over the said lands is also reserved to the Landlord and all persons authorizes by him in that behalf.
4. And the Tenant Society covenants with the Landlord as follows:
The Tenant Society shall pay the rent hereby reserved at the times and in manner aforesaid and shall also pay all rates taxes and assessments whatsoever which shall during the tenancy be payable in respect of the demised premises (except the Land Tax and Landlords property tax) and shall on or before the execution hereof obtain four substantial persons to be approved by the Landlord to become guarantors for the due and punctual payment of the said rent.
