Notes and General Remarks

Tenure.

The Property is of Freehold Tenure (except a small piece believed to be Pt. No. 111, containing 360 square yards, which is customary Freehold, subject to a quit rent of 1s. 6d. per annum, which however has not been demanded for many years past). The Vendor will convey such rights as he has in the strips and roadside wastes coloured Blue on the Plans.

Timber.
The whole of the Timber will be included in the Purchase Money.

Right of Way, etc.
The Property is sold subject to all Rights of Way and other easements, if any.

Tenancies.
The Sale is subject to all subsisting tenancies and tenants rights, whether thereunder or by Statute. Copies of the existing Agreements can be seen at the Auctioneers' Offices.

Plans and Areas.
The Plans and Quantities have been carefully prepared and calculated (the latter from the 25" Ordnance). They are believed to be correct, and shall be so accepted by both the Vendor and the Purchaser.

Outgoings.
The Tithe as paid this year is on the basis of £213 11s. 6d. for the year.
The Land Tax amounts to £29 13s. 11d. for the year 1917.

The Yelden Estate

Situated entirely in the Parish of Yelden, Bedfordshire, except one field in the Parish of Newton Bromswold, Northamptonshire. Within about 3i miles of HICHAM FERRERS Station (Mid. Rly.), about 6 miles from SHARNBROOK Station and 5 miles from three other Stations on the Midland and L. & N.W. Railways, also within easy reach by road of KIMBOLTON (about 6 miles), WELLINGBOROUGH (9 miles), THRAPSTON (9 miles), BEDFORD (12½ miles), KETTERING (12 miles), and NORTHAMPTON (19 miles).

The Estate comprises a Total  Area  of 1129a. 3r. 26 p.

The Buildings

which are substantial and in good repair, are ample and commodious, and being almost entirely brick-built with slated or tiled roofs; the cost of their upkeep is moderate.

The Yards

are well enclosed and warm, and the whole conveniently planned and arranged, and have good water supply.

The following is a detailed description of the Buildings:—

Top Farm

The House, which is brick-built with slated roof and conveniently placed in relation to the Farm Buildings, contains: 3 attics on the 2nd Floor; 5 Bedrooms with linen cupboard, fitted Bath Room and W.C., on the 1st Floor; Dining and Drawing Rooms, Dairy, Back Hall, Beer Cellar, Kitchen and Scullery on the Ground Floor; and external W.C. Close by is a range of Brewhouse, with copper, coal and wood barns.

The Farm Buildings comprise:-

A range of brick-built and slated Granary with Mill House, with capital Implement and Cart Bays (6 bays) below.

Opposite the above is the brick-built and tiled block of buildings, consisting of 3-stall Nag Stable and Coach House. Cart Horse Stable (standing IB horses) with chaff bay in centre, and chaff house at end, divided from the Engine Room by a partition.
Chicken House and an exceptionally large and lofty barn with blue brick floor and sliding doors.

Close to the Engine Room there is a lean-to timber and galvanized iron Milk Cooling shed with cement floor.
A range of brick-built 7-bay open Sheds in Horse Yard with loose box at end.

A range of 6 Cow Houses under one roof, brick-built and slated, with paved floors with surface drainage and hay racks, standing for 24 cows.

Two timber and galvanized iron Cow Sheds, near last with paved floor, standing for 8 cows.
A range of 12-bay Cow Sheds on three sides of yard, brick-built and slated, with paved floors and hay racks, standing for 35 cows.

A useful 3-bay and box Foal Hovel, with enclosed yard (Ord. No. 75) timber built with thatched roof.

Middle Farm
(In Centre of Village)

The House (brick and slated) here has been altered and adapted into 2 good cottages with the usual wood barns, and earth closets.

The Farm Buildings consist of:—

A 4-bay brick and slated cattle shed, a range of good piggeries ; brick and tile, and a 4-bay open timber and tiled cattle shed at end of inner yard.
Large Barn, brick and part timber built, with boarded and tiled roof and brick floor, divided into two by centre partition, and having sliding doors.
A 3-bay Cart Shed, together with a 3-bay cattle shed in cattle yard, and a capital range of 5 loose boxes, brick-built with boarded and slated roofs.

Bottom Farm
(At the North end of Village)

The House (brick, stud and thatch) here has also been adapted into two good cottages with the usual wood and coal sheds, and closets.

The Farm Buildings consist of:—

A 6-bay brick and tile wagon and cart shed next road.
A range of brick and slated buildings, comprising Machine House, next which are 3 roomy loose boxes with 4-bay open cattle shed at end.
A 3-bay horse shed, brick, timber and tile, in horse yard, and a 6-bay brick and slate cattle shed with loose box at end.
A good brick and slate barn with blue brick floor and sliding doors, and adjoining is a range of good brick and slate cart horse stabling with chaff bay and long timber and iron chaff store behind same, also two piggeries, and brick and tile chicken and tool house.
In addition to these three homesteads, there are included with this farm the following-buildings, etc.

Kits Yard (opposite Top Farm) comprising: —

A range of 6-bay cattle shed, brick and tile, with bull (or loose) box at end, and a useful timber and galvanized iron barn, the whole enclosing and forming a compact small detached yard.

Newton Farm
(South West of Top Farm)

The House, which is brick, stucco and tiled, has been adapted for Two Cottages, with the usual wood and coal barns, and closets.

The Buildings which together with the enclosing brick and stone walls form a small detached and handy yard, consist of an 8-bay cattle shed with iron roof, with iron hurdle enclosed rick yard adjoining.

There are in Addition

Three Good Cottages

in Church Lane (two being modern brick and slate built, and one brick and stucco, with thatched roof) included in the lease of the Farm, making nine in all.

The Land

As will be seen from the Schedule consists of roughly one-half arable and one-half pasture and down land.

It has been well farmed and is in good heart and condition and well drained.

The Arable Land is chiefly good strong soil and well suited for growing corn. There is some excellent pasture, and the down land affords healthy grazing for sheep and stock.
A substantial Area of the grass land is suitable for breaking up, which could be profitably done.
The Shooting is at present let with the Farm and is estimated to be worth at least £50 per annum.
At the present time the Land would command substantially more rent than is represented by the subsisting lettings, and may moderately be estimated to be worth a Gross Rent of £1,OOO per ann. exclusive of the Sporting.

Brick, stud and stucco built, with slated and tiled roof, has the following accommodation :—3 Bedrooms on First Floor; with Living Room, Kitchen, Dairy, Scullery with loft over, and Coal House on the Ground Floor. Well water. Pit closet.

These Cottages, most of which have their own Well Water and good Gardens, are let on monthly tenancies, and occupy a total area of about (including the site of the three mentioned below) 2a. Or. 25p.

There is a group of Three old Cottages behind Kits Yard, area 191, which the Vendor condemned as being too damp for habitation, the materials, however, are mostly all re-usable.

Rifle Range

On Ordnance No. 147 there is a Rifle Range, which is separately let on a yearly Ladyday tenancy, at a rent of £15 per annum, the area being included in Yelden Farm.

Old Brick Yard
