RUSHDEN - PROPERTY SALEOn Thursday evening, the 6th inst., Messrs. Pendered sold by auction, at the Wheat Sheaf Inn, the following property:

Lot 1—21 copyhold cottages and a field of land adjoining, in all about three acres, situate midway between Higham Ferrers and Rushden, and in the occupation of Mr. Philip Whitbread and others; the property brings in a rental of £160 per annum, and was knocked down to Mr. John Sargent, jun., for £2000.

Lot 2 consisted of eight copyhold cottages belonging to the late Mrs. Partridge, of Knuston, and was knocked down to Mr. J. Gross, on behalf of Mr. John Jacquest, for £370.

Lot 3 comprised two newly-erected houses, the property of Mr. John Margetts, let at a yearly rental of £18 10s., knocked down to Mr. J. Gross for £305.

Lot 4, a leasehold house and shop, situate in Higham Ferrers, in the occupation of Mr. T. Ward, let at £20 per annum, the ground being £2 per annum, and the lease having 18 years to run; this lot was reserved at £195, and only £190 being offered the lot was withdrawn, but was subsequently bought privately by Mr. Ambrose Gillitt, of Wellingborough, for £200.

Five £10 shares in the Higham Ferrers Gas Company were then put up, and realised £10 per share, bought by Mr. G. Shelton, Higham Ferrers.

The advert above was found in a newspaper some years ago, then in 2023 we were given some pictures including a poster for the very same sale. It is in a delicate condition now, but we have been able to read the list of goods: -

N.B.—The Vendor will erect, and for ever hereafter maintain, a good and sufficient boundary wall between the property now offered for sale and the western portion of Bayes' Yard, which is reserved; and the present back road to the said property will be permanently closed.

LOT 1—All those two newly built DWELLING HOUSES, situate on the Wellingborough-road, in Rushden, and occupied by Mrs. Colson and Mr. Haydn Packwood. That in the occupation of Mr. Colson contains 5 bedrooms, pantry, kitchen, parlour, sitting and dining rooms, with the garden and outhouses. That of Mr. Packwood contains 4 bedrooms, pantry, kitchen, sitting room, parlour, and outhouses. The Freehold and Tithe-free Agricultural Property, known as Rushden-lodge and Bencroft Grange Farms, comprising a substantial farm residence, with bailiffs house and suitable farm buildings, conveniently arranged and well placed, surrounded by about 560 acres of capital productive corn and stock land, let to a good tenant at £900 per annum.

Messrs. Daniel Smith, Son, and Oakley, HAVE received instructions to SELL the above Freehold Estate by AUCTION, at the Mart, Tokenhouse-yard, City, E.G., on Tuesday, the 8th of July, at 2 o'clock precisely, in one or two lots. It is situate in the parish and about a mile from the town of Rushden, in a very compact form in a perfect ring fence, and is divided into large inclosure, intersected by the high road from Higham Ferrers to Bedford, and about 10 miles from the latter important market and county town, 6½ from Wellingborough, and three from the Irchester and Sharnbrook Stations on the Midland Railway (main line), and about seven from Kimbolton and Raunds Stations on the Kettering and Thrapston line. The property is in a good hunting country, within reach of three noted packs of foxhounds, and the land, which is deep staple, producing capital crops of corn and roots, has been nearly all under-drained, and is in good condition.
