To Creditors and Debtors

ALL Persons who have any Claims or Demands on the Estate and Effects of WILLIAM WARREN, late of Rushden, in the County of Northampton, Farmer and Cow-Dealer, deceased, are requested forthwith to send an Account thereof to John Smith and John Mason, both of Rushden aforesaid, the Executors of the said Deceased, in order that the same may be discharged; and all Persons who were Indebted to the said William Warren, at the Time of his Death, are desired immediately to pay their respective Debts to the said John Smith and John Mason, or they will be sued for the Recovery thereof without further Notice.

THE LIVE and DEAD STOCK, and EFFECTS of Mr. WYLES CODGBROOKE (who is leaving his Farm); consisting of 56 Ewes, lambed and in-lamb; two useful Draught Horses; three in-calf Cows, and two yearling Calves; a capital Narrow-wheeled Waggon, three stout Dung Carts, and one Market Cart, Ploughs, Harrows, Field-Roll, Hurdles, Harness for five Horses, large Lead Horse-Trough, Cow and Sheep Cribs, Ladders, and some Barn Tackle; 30-Gallon Copper, sweet Casks, Tubs, and a Variety of other Effects.

The Sale to commence at Eleven o’Clock in the Forenoon.

Whereas the said George Judkin having assigned over all his personal Estate and Effects to Samuel Hilyard, of Scaldwell, Samuel Achurch, of Rushden, aforesaid; and Robert Judkin, of Barton Seagrave; in Trust for the Benefit of his Creditors:

Notice is hereby given, That the Deed of Assignment lies at the Office of Thomas Marshall, Solicitor, Kettering, for Signature, and all Persons indebted to the said Estate, are desired forthwith to pay their respective Debts to the said Trustees, or the said Thomas Marshall, without Delay.

On the Premises, on Thursday the 28^th Day of April 1814, at Eleven o’Clock.

The neat HOUSEHOLD FURNITURE, and other EFFECTS, of Mr. N. WELLS, deceased, of RUSHDEN aforesaid; comprising Bedsteads and Furniture, Feather-beds, bolsters and Pillows, Chairs, Tables, Oak Bureau and Chest of Drawers, Quilts and Blankets, Thirty-hour Clock, in neat Case; Quantity of Pewter and Earthenware, Brewing Utensils, Beer-Casks, Pots, Kettles, Saucepans, &c. Also, on the Evening of the same Day, will be sold by Auction, at the Waggon and Horses, in Rushden, at Six o’Clock, under Conditions to be produced at the Time of Sale.

A desirable Copyhold RESIDENCE, late in the Occupation of the said Mr. Wells; consisting of Kitchen, Parlour, four Bedchambers, Brewhouse, Pantry, Wash-house, Cellar, large Barn, Yard, Garden, and Orchard, well planted with thriving Fruit Trees.

This Estate is equal to Freehold, paying only a very trifling Quit-rent; and may be entered on immediately.

A MESSUAGE or TENEMENT, with a DRAPER’S SHOP adjoining, situate in a very pleasant Part of the large and populous Village of Rushden aforesaid, and now in the Occupation of Mr. Baker Denton, Draper and Tailor (who is going into  another Line of Business): the Premises consists of a Draper’s Shop, Parlour, Kitchen, three Chambers, Barn, Stable, Yard, and Garden.

All the neat and useful HOUSEHOLD FURNITURE, GLASS, CHINA, BREWING-VESSELS, and other EFFECTS, late the Property of the said Mark Lilley,; consisting of Four-post and Half-tester Bedsteads and Hangings, Feather and Flock-Beds, Mattresses, Blankets, Bed Quilts, Bed and Table-Linen; Dining, Card, Tea, and Dressing-Tables, in Mahogany and Oak; Parlour and Chamber Chairs; Pier, Swing, and Dressing-Glasses; Chest of Drawers, Mahogany Night-Table and Basin-Stand, capital 30-Hours Clock, Tea-Urn, Mahogany and Japanned Trays and Waiters, Meat-Safe; Kitchen Utensils, in Copper, Brass, and Tin; Mash-Vat, several sweet Iron-bound Half-Hogshead and other Barrels, a Quantity of good Hay, a Number of capital Ash-Poles, a lot of Fagot-Wood and Pit-Clock.

Catalogues may be had at the Waggon and Horses in Rushden; Green Dragon, Higham Ferrers; and of the Auctioneer, Wellingborough.

Also will be SOLD by AUCTION, at Six o’Clock in the Evening of the same Day, at the Waggon and Horses, in Rushden, aforesaid, a MESSUAGE or TENEMENT, lately the Property and in the Occupation of the said MARK LILLEY; consisting of a large Parlour, Kitchen, and Cellar, on the Ground Floor, and two good Sleeping Rooms over them, with large Closets to each; a neat Flower Garden in Front of the House, in which is a Well of excellent Water, with a Lead Pump therein; and at the Back of the House is a Close or Orchard, and Kitchen-Garden, well planted with Fruit-Trees; a large Barn, Stable for three Horses, Coal and Wood Barn, and Poultry House.

Also, another MESSUAGE or TENEMENT adjoining thereto, in the Tenure of William Gilbert; consisting of three Rooms on the Ground Florr, and three Bed-Rooms above, with a piece of Garden Ground adjoining.

The Premises are in the most perfect state of Repair, and immediate Possession may be had of those parts which were occupied by the late Proprietor.

The Creditors of Mark Lilley, late of Rushden, in the County of Northampton, Sheep-Jobber, deceased, are requested to meet his Executrix at the House of John Mason, known by the sign of the Waggon and Horses, in Rushden aforesaid, on Thursday the 20^th Day of April instant, at Eleven o’Clock in the Forenoon, when a Dividend of his Estate and Effects will be declared. And all Persons who neglect to attend the said Meeting, and make due Proof of their respective Debts, will be excluded the Benefit of the said Dividend. By Order of the Executrix.

The following Valuable and Desirable Freehold and Copyhold Estates, situated in Rushden aforesaid, in Lots, viz.;

Lot 1. All that freehold Messuage or Tenement, with the barns, stable, orchard or paddock, out-buildings, and other appurtenances to the same belonging, pleasantly situated on the GREEN, near the Church, now in the occupation of Thomas Chettle.

The above is a desirable Situation for a Draper, Grocer, or any other Trade requiring room, being in the centre of a populous village; and it commands a good frontage towards the Town Street.
