To be sold at Auction by Mr. Cleaver at the Green Dragon Inn Higham Ferrers in the County of Northampton on Thursday the 2^nd day of July 1835 at Four O’clock in the Afternoon.

The following desirable Estates at Rushden and Raunds in the same county, late the property of John Smith deceased, in lots viz.:-

Lot 1 A newly erected Messuage of Farm House calculated for the residence of a genteel family most pleasantly situated at the northern extremity of the Village of Rushden and comprising an entrance hall, dining room, drawing room, five bed rooms, and attics; kitchen, back kitchen, cellar and dairy; together with a brewhouse, barns, stables, cow houses, piggeries, and all necessary convenient out-offices; large garden, walled all round, orchard, well planted and several Closes of good arable and pasture land, in a ring fence, contiguous to the homestead, containing altogether 124 acres and upwards; together also with Three Pieces of Rich Meadow Land containing nearly 23 acres at a convenient distance therefrom, all which premises contain together 147 acres and for the size form a most complete and desirable property. The property would be suitable either for occupation or investment. The residence is calculated for the Agriculturalist or the Sportsman.

The situation is in a good sporting part of the county in the midst of three packs of Fox-hounds – the Pytchley, the Oakley and Earl Fitzwilliam’s. The distance from Higham Ferrers is one mile, Wellingborough five, Bedford thirteen and Northampton eighteen miles – the three latter good market towns. The distance from London is between sixty and seventy miles and the Leeds Mail, Peveril Manchester Coach, and several other coaches daily pass the door.

The purchase of this lot may be accommodated with 100 acres and upwards of good grazing land, the property of the vendors, about half a mile therefrom – or with any small quantity, if he would wish to make a more extended investment.

Lot 2 A Close of most superior arable land situate near the north end of Rushden, containing by estimation Six Acres or thereabouts (more or less), bounded by Closes belonging to Earl Fitzwilliam, Mrs. Mee, Mr. Mason and Mr. Spencer respectively and by the Hayway Road.

Lot 3 A piece of Rich Meadow Land at Rushden the aforesaid, containing by estimation Four Acres and Six Perches or thereabouts ( more or less) in the occupation of Mrs. Ruth Poole, bounded by meadows belonging to Earl Fitzwilliam and Mr. Thomas Wright Richards, respectively.

Lot 4 Two Messuages, occupied as three tenements adjoining Lot 1 with the gardens and apputenances thereto belonging, now in the respective occupations of Thomas Palmer, Morris Hensman and Susan Wallis.

Lot 5 A messuage or Tenement & Butcher’s Shop situate at nearly the centre of the populous Village of Rushden and abutting upon the London Turnpike road and thereon the trade of Butcher has been long successfully carried on; together with the fasting pen, cow houses, barn, stable, yard, garden and piece of ground thereto belonging now and for several years last past in the occupation of Mr. James Serjeant Daniell.

Lot 6 A Messuage of Tenement, with a long frontage joining Lot 5, and capable of being converted into two tenements; together with the outbuildings, garden and appurtenances thereto belonging now in the occupation of Benjamin Baker.

Lot 7 A Close of excellent Turnip Land, situate in the Lordship of Raunds, containing by estimation 18 acres or thereabouts (more or less) bounded by the road leading from Stanwick to Raunds, and is about midway between those villages. If thought more desirable there will be no objection to offer this in two or more lots.

The above estates are Copyhold of Inheritance but being fine certain, are equal in value and freehold; and the Land Tax (except on Lot 2) has been redeemed.
