Northampton Mercury, 1^st October 1831

At the Hind Inn, Wellingborough, on Wednesday the 5^th October 1831, at Six o'€™clock in the evening, subject to such conditions as will be then and there published,

ALL that genteel FAMILY RESIDENCE, called RUSHDEN COTTAGE, situate in the Centre of the pleasant Village of RUSHDEN, and near the Parish Church, the property of Mrs. Williams, and now in her occupation; comprising a drawing room, 19 feet by 16, out of which there is an entrance into a small greenhouse; a dining room, 18 feet by 15; two sleeping rooms, of the same dimensions; three small sleeping rooms, store-room, a newly fitted-up water closet, entrance hall, front and back kitchens, small butler'€™s pantry, larder, coal-house, and extensive wine and ale cellars.

The out-offices comprise a large barn, with two lofts over the same; stable, coach-house, &c.

The greater part of the dwelling-house has been recently built in a modern and tasty style.

There is a large garden and orchard attached, abounding with luxuriant and choice fruit trees of various kinds. The garden is encompassed by a wall, shaded with ornamental trees and shrubs, which renders it a truly delightful and rural little villa.

Also EIGHT well-built COTTAGES, adjoining the above Estate, with gardens, yards, barns, &c. all occupied by good Tenants.

And also ONE ACRE of GRASS LAND adjoining the Cottages.

The above Property is Copyhold, held of the Manor of Rushden, subject to a small fine certain, and is particularly eligible, both as to purchase and residence; is situate in a respectable and social neighbourhood, where field sports of every description abound. There is good fishing in the river Nen, and distant about five miles from the Ouse.

The Leeds Mail, and Manchester and Kettering Coaches, pass to and from London daily.
