Situation

Rushden is a Northamptonshire manufacturing town with a population in excess of 18,500. The town is currently enjoying a period of expansion. It is situated approximately 15 miles east of Northampton, 10 miles south of Kettering and London is approximately 64 miles distant.

Communications

By Road: Rushden is situated on the A6—M1 Junctions 14,15 and 16 are

approximately within 25 miles.

By Rail:     From London (St. Pancras) to Wellingborough 68 minutes. By Bus:     Regular services to Northampton, Kettering, Bedford and regions. By Air:       Private facilities at Sywell about 10 miles.

Order of Sale

Firstly Lots 1, 2 and 3 will be offered as a whole. If unsold, then Lots 1 and 2 will be offered together, and if sold, followed by Lot 3. If Lots 1 and 2 are not sold together they will be offered separately followed by Lot 3. The Vendors reserve the right, however, to sell the whole property or any Lot or part of it privately before the auction, to alter the order of Sale, to amalgamate Lots or withdraw the whole of any Lot or Lots without declaring the reserve price.

The Properties are sold subject to all other outgoings whether mentioned in these particulars or not.

Boundaries and Interpretations

Should any dispute arise as to the boundaries of any Lot or Lots, or any point arise on the Stipulations, Particulars or Plans, or the interpretation of any part of them, the question shall be referred to the decision of the Joint Auctioneers, whose decision shall be final and binding upon all parties, both as to the matter in dispute and the costs arising out of the adjudication. The Joint Auctioneers shall act as experts and not arbitrators.

Rights of Way

The various Lots are sold subject to and with the benefit of all existing rights of way, water, light, drainage, electricity, gas and other easements and all necessary rights of access as at present enjoyed and all customary rights of way, whether mentioned in the Particulars or not, unless expressly varied by the Particulars.

Contract
