1906 Purchased from A E Richardson by C E Bayes – who made the following observations/queries

1.   Are any moneys payable or to become payable in respect of Cromwell Road, to the Local Authority?

Not that the Vendor is aware of.

Has the road been dedicated a Public Highway?

Mr George Bayes will tell you if it is a public highway or not.

2.   Has the owner or have the occupiers been served with, or have there been left on the premises any parliamentary parochial or other notices which have not been completed with?

Not to the Vendor’s knowledge.

3.   Are there any written Agreements with the Tenants of the property? If so, same must be abstracted.

No.

4.   Are there any rights of way, light or water or other easements over out of or affecting the property sold? If so, please state particulars.

Not to the Vendor’s knowledge.

5.   It is assumed that all the abstracted documents with the exception of the Indenture of 2nd July 1890 will be handed over on completion?

All the abstracted documents in the vendor’s possession will be handed over on completion.

6.   The abstracted documents shew that the houses are Nod 6, 7, 8, 9 & 10 Oliver Cromwell Terrace which are the same numbers as the building plots shewn on plan on the abstracted Indenture of 30th Jan 1892. The houses contracted to be sold, however, are Nos 82, 84, 86, 88 & 90.

The Vendor is not aware of the houses having been numbered in any other way than at the present time. They are now numbered 82, 84, 86, 88 & 90.

7.   Were the houses sold ever known as Nos 6, 7, 8, 9 & 10 or has an error been made in the documents of title by an assumption that the numbers of the plots were necessarily the numbers of the houses?

28 Apr 1908 Letter from George F Bearn, Surveyor, Valuer and Estate Agent to Bayes: The property consists of 5 freehold Messuages or Dwelling houses being Nos 82 to 90 inclusive Oliver Cromwell Terrace, Cromwell Road, Rushden, with the Yards, Gardens, Workshops & Appurtenances.

Each house contains Parlour, Living room, Kitchen & 2 bedrooms.

The whole of the houses are in good repair and let to respectable tenants, and the present rental is £52 per annum.

The purchase money agreed upon is £500, which is in my opinion a fair value for the property, and I consider this a safe Trustees Investment at the usual proportion of two thirds.
