Conveyance
from Mr John Todd to Mrs E M Hensman

Plan

This Conveyance made the eighth day of February one thousand nine hundred and thirty Between John Todd of Mill Hill Northallerton in the County of York Gentleman (hereinafter called the Vendor) of the one part and Elsie Marion Hensman of No 2 Crabb Street Rushden in the County of Northampton Widow (hereinafter called the Purchaser) of the other part Whereas the vendor is the estate owner in respect of the fee simple of the property hereby assured for his own use and benefit absolutely subject as hereinafter mentioned but otherwise free from incumbrances and has agreed to sell the same to the Purchaser for the sum of Two hundred and sixteen pounds thirteen shillings and four pence Now this deed witnesseth that in pursuance of the said agreement and in consideration of the sum of Two hundred and sixteen pounds thirteen shillings and four pence to the Vendor paid by the Purchaser on or before the execution of these presents (the receipt whereof the Vendor acknowledges) The Vendor as Beneficial Owner hereby Grants unto the Purchaser All those two dwelling houses with the outbuildings yard garden and appurtenances to the same belonging situate in and known as No. 4 and 6 High Street South Rushden aforesaid as the same are now in the occupation of --- Bozet and --- Bailey And are delineated and more particularly described in the Plan drawn in the front page of these presents and thereon coloured Pink which said property hereinbefore described and intended to be hereby conveyed formerly formed part of The Rushden Hall Estate and with other portions of the said Estate was conveyed to the Vendor by a Deed dated the fifteenth day of October one thousand nine hundred and twenty nine and made between Caroline Mary Sartoris and Arthur Hugh Sartoris of the one part and the vendor of the other part Together with the right for the owners and occupiers of the property hereby conveyed to use (a) The Common passage way lying between Nos. 6 and 8 High Street South aforesaid the site of which forms a portion of No. 8 High Street South (b) The Coal Barns W.C. and water tap situate on No. 8 High Street South aforesaid as the same are now used and enjoyed (c) The Common pathway at the rear of No. 8 High Street South aforesaid leading from the property hereby conveyed to the said Coal Barns W.C. and water tap and the Gardens belonging to the property hereby conveyed The Purchaser and her successors in title keeping the said Coal Barns and W.C. in repair and paying a moiety of the expenses of keeping the said Common passageway common pathway and water tap and the common drains and water pipes in repair And it is hereby declared that the Wall dividing No. 6 and 8 High Street South aforesaid is a party wall and shall for ever hereafter be repaired and maintained as such To Hold the same Unto the Purchaser in fee simple Subject as to such part or parts thereof as was or were formerly Copyhold of the Manor of Rushden to such Manorial Incidents as were not extinguished by the Compensation Agreement dated the sixteenth day of March one thousand nine hundred and twenty nine and made between Charles Eustace Woolston of the one part and Caroline Mary Sartoris and Arthur Hugh Sartoris of the other part And the vendor hereby acknowledges the right of the Purchaser to production and delivery of copies of the documents of title mentioned in the Schedule hereto and hereby undertakes for the safe custody thereof And it is hereby declared that the transaction hereby effected does not form part of a larger transaction or of a series of transactions in respect of which the amount or value or the aggregate amount or value of the consideration exceeds the Sum of Five hundred pounds In Witness whereof the said parties to these presents have hereunto set their hands and seals the day and year first above written
