Three deeds relating to a plot of land

Admission - of Thomas Wilmott
Rushden Manor Court Baron held Monday 28th October 1878

At this court it was found and presented by the Homage that William Betson of Rushden in the County of Northampton Cordwainer a customary Tenant of the said Manor by his surrender dated the Twenty seventh day of December one thousand eight hundred and seventy six In consideration of One hundred and ten pounds to him paid by Thomas Wilmott of Rushden aforesaid Railway Ganger Did out of Court surrender by the Rod into the hands of the Lady of the said Manor by the hands and acceptance of the said Steward of the said Manor according to the custom thereof All that small plot or piece of land or ground situate in Rushden aforesaid (and adjoining the Road leading from Rushden aforesaid to Wellingborough) containing by admeasurement One thousand one hundred and eighty five square yards or thereabouts (were the same more or less) lately in the occupation of the said William Betson and lately forming part of a piece of garden ground at the back of Four Messuages Cottages or tenements with the outbuildings and appurtenances thereto belonging situate standing and being in Duck Street in Rushden aforesaid then or lately in the several occupations of the said William Betson, John Denton, George Facey and Thomas Wilmot which said small plot or piece of land or ground thereby surrendered was separated from the other part of the said garden ground (retained by the said William Betson and not intended to be thereby surrendered) by stumps then set down and in the line of which stumps a fence was to be erected across the said small plot or piece of land or ground thereby surrendered by and at the expense of the said Thomas Wilmott his heirs or assigns within six calendar months from the date of that surrender (which fence was to be the property of and for ever to be kept in repair by and at the expenses of the said Thomas Wilmott his heirs and assigns) And to which said premises intended to be thereby surrenders (together with other hereditaments) the said William Betson was admitted Tenant at a Court held in and for the said Manor on the Fifth day of July One thousand eight hundred and fifty four Together with all easements rights and members and appurtenances to the same premises intended to be thereby surrendered belonging or appertaining) And all the estate right title and interest of him the said William Betson out of or to or upon the same To the only proper use and behoof of the said Thomas Wilmott in his own proper person and humbly prayed of the Lady of the said Manor to be admitted Tenant to the said hereditaments so surrendered to him as aforesaid with the appurtenances To whom the Lady of the said Manor by her aforesaid Steward hath granted seisin thereof by the Rod To have and to hold the said hereditaments with the appurtenances unto the said Thomas Wilmott his heirs and assigns for ever at the will of the Lady according to the custom of the said Manor by fealty suit of Court fines rents and other customs and services anciently due and of right accustomed And for such his admission he hath given unto the Lady for a Fine as appears in the margin and so saving always the right of the Lady and of all persons whomsoever the said Thomas Wilmott was admitted Tenant in manner aforesaid viz his fealty was respited because &c

AT THIS COURT it was found and presented
by the Homage that Thomas Wilmott of

Retired Carman and Contractor (formerly
a Railway Ganger) late a Customary tenant
of the said Manor who whilst he lived held

to him and his heirs of the Lord of the said Manor by fealty suit of Court and the yearly rent of one halfpenny (inter alia) ALL THAT small plot or piece of land or ground situate in Rushden aforesaid (and adjoining the road leading from Rushden aforesaid to Wellingborough) containing by admeasurement Eight hundred and seventy five square yards or thereabouts (were the same more or less) formerly in the occupation of William Betson and then lately forming part of a piece of garden ground at the back of four messuages cottages or tenements with the outbuildings and appurtenances thereto belonging situate standing and being in Duck Street in Rushden aforesaid then or then lately in the several occupations of the said William Betson John Denton George Facey and Thomas Wilmot which said small plot or piece of land or ground was separated from the other part of the said piece of garden ground (retained by the said William Betson) by stumps then set down and in the line of which stumps a fence was to be erected across the said small plot or piece of land or ground by and at the expense of the said Thomas Wilmott his heirs or assigns (which fence was to be the property of and for ever to be kept in repair by and at the expense of the said Thomas Wilmott his heirs and assigns) To which said hereditaments with other hereditaments which were surrendered to the said Walter Wilmott on the tenth day of May none thousand eight hundred and ninety eight the said Thomas Wilmott was admitted tenant at a Court held in and for the said Manor on the twenty eighth day of October One thousand eight hundred and seventy eight on the surrender or the said William Betson Together with the seven cottages or tenements known as "Thrift Cottages" sometime since erected by the said Thomas Wilmott deceased on the said plot or piece of land and then or late in the respective occupations of Messrs. Denis Page Orton and others And also the messuage or tenement fronting the Wellingborough Road in Rushden aforesaid also erected by the said Thomas Wilmott deceased on other part of the said plot or piece of land and lately in his own occupation and then or late in the occupation of Wingrove DIED on the thirtieth day of January One thousand nine hundred and seven seised thereof AND IT WAS ALSO FOUND AND PRESENTED BY THE HOMAGE that the said Thomas Wilmott by his Will dated the fifth day of December One thousand nine hundred and five devised the said Copyhold hereditaments (the same being in the said Will by mistake described as Freehold) by the description-of his seven cottages or tenements and premises known as "Thrift Cottages" situate in Wellingborough Road Rushden aforesaid then in the respective occupations of Mrs. Mole James Hodby Thomas Mason William Morton and others And also his messuage or tenement and premises situate in Wellingborough Road aforesaid then occupied by him UNTO and to the use of his Son Walter Wilmott in fee simple but Testator declared that his said son Walter Wilmott should permit his (Testator's) Wife Amelia Wilmott to have the use and occupation of the said messaage or tenement and premises then occupied by him as her residence during her life free from any charge for rent rates and taxes and any other outgoings in respect thereof NOW TO THIS COURT CAME the said Walter Wilmott in his own proper person and humbly prayed of the Lord of the said Manor to be admitted tenant to the said hereditaments so demised to him as aforesaid with the appurtenances TO WHOM the Lord of the said Manor by his aforesaid Steward hath granted seisin thereof by the Rod TO HAVE and TO HOLD the said hereditaments with the appurtenances UNTO the said Walter Wilmott his heirs and assigns for ever according to the purport and effect of the said Will of the said Thomas Wilmott deceased at the Will of the Lord according to the custom of the said Manor by fealty suit of Court fines rents and other customs and services anciently due and of right accustomed And for such his admission he hath given unto the Lord for a fine as appears in the margin and so saving always the right of the Lord and of all persons whomsoever the said Walter Wilmott was admitted tenant in manner aforesaid but his fealty was respited because etc.

A compensation agreement pursuant to the Law of Property Act 1922.

FIRST ALL THAT small plot or piece of land or ground situate in Rushden aforesaid and adjoining the road leading from Rushden aforesaid to Wellingborough containing by admeasurement Three hundred and ten square yards or thereabouts be the same more or less Together with the messuage or tenement with the outbuildings thereto belonging erected by Thomas Wilmott upon the said plot or piece of land or on some part thereof and known as Number 54 Wellingborough Road in Rushden aforesaid SECONDLY ALL THAT small plot or piece of land or ground situate in Rushden aforesaid (and adjoining the road leading from Rushden aforesaid to Wellingboro') containing by admeasurement Eight hundred and seventy five square yards or thereabouts (be the same more or less) formerly in the occupation of William Betson and then forming part of a piece of garden ground at the back of four messuages cottages or tenenments with the outbuildings and appurtenances thereto belonging situate standing and being in Duck Street in Rushden aforesaid now or late in the several occupations of the said William Betson John Denton George Facey and Thomas Wilmott together with the seven cottages or tenemnets lnown as "Thrift Cottages" sometime since erected by the said Thomas Wilmott on the said plot or piece of land and now or late in the respective occupations of |Messrs Dennis Page Orton and others ........
