The Manor of Rushden

Be it remembered that on the Twelfth day of May in the year of our Lord One thousand eight hundred and nineteen William Dodson of Stanwick in the County of Northampton Butcher and Elizabeth his wife (the said Elizabeth Dodson being a Customary Tenant of the said Manor and first solely and secretly examined apart from her said Husband by Charles Havey Hodson Gentleman Deputy Steward of the said Manor and freely and voluntarily consenting thereto) In Consideration of the Sum of Four Hundred pounds of lawful Money of Great Britain unto them in hand well and truly paid by Thomas Shillitoe of Hitchin in the County of Hertford Gentleman at or before the signing and passing of this Surrender the receipt whereof is hereby acknowledged Did out of Court Surrender by the Rod into the Hands of our most gracious Sovereign Lord King George the Third Lord of the said Manor by the Hands and Acceptance of the said Charles Havey Hodson according to the Custom thereof All that Close or Piece of inclosed Meadow Land or Ground situate lying and being in the Parish of Rushden aforesaid containing Six Acres and thirteen perches (exclusive of all Roads and Ways in and over the same) bounded on the East by Lands awarded upon the Division and inclosure of the Common and Open Fields of Rushden aforesaid as the second Allotment to John Lord Viscount Bateman and Elizabeth his wife and Lord George Germain in lieu of their Tithes of the Open Fields and now belonging to Charles Hill Esquire on the South by the Copyhold Allotment upon the said Division and Inclosure awarded to Benjamin Kidney Esquire and now or late belonging to Joseph Gulston Esquire on the West by the public Road leading to Ditchford Bridge and on the North by the Navigable Cut Which said Close or piece of inclosed Meadow Land or Ground was heretofor in the Tenure or Occupation of John Achurch and now of Mary Cook her undertenants or Assigns and to which she the said Elizabeth Dodson (by her then Name and description of Elizabeth Cook of Higham Ferrers in the said County of Northampton Spinster was admitted Tenant by her Attorney William Allen Gentleman at a Court holden in and for the said Manor of Rushden on the third day of September which was in the Year of our Lord One thousand eight hundred and thirteen Together with all and singular Hedges Ditches Mounds Fences Trees Woods Underwoods Waters Watercourses Ways Paths Passages Profits Privileges Advantages Emoluments Rights Members Hereditaments and Appurtenances whatsoever to the said Close or incloure piece of Meadow Land or Ground hereby surrendered or intended so to be belonging or in any wise appertaining or accepted reputed deemed taken or known to be as part or parcel thereof or as belonging thereto And the Reversion and Reversions Remainder and Remainders yearly and other Rents Issues and Profits thereof And also all the Estate Right Title Interest Use trust Possession Inheritance Benefit Property Claim and Demand whatsoever of them the said William Dodson and Elizabeth his Wife and each of them out of in or to the said Close ort inclosed piece of Meadow Land or Ground and every or any part thereof To the only proper and absolute Use and Behoof of the said Thomas Shillitoe his Heirs and Assigns for ever according to the Custom of the said Manor Provided always and this Surrender is upon this express Condition that if the said William Dodson his Heirs Executors Administrators or Assigns or any of them shall and do well and truly pay or cause to be paid unto the said Thomas Shillitoe his Executors Administrators or Assigns the full and just Sum of Four hundred pounds of lawful Money of Great Britain together with Interest for the same of like lawful Money at and after the Rate of Five pounds for the Loan of each One hundred pounds for a Year at or upon the twelfth day of November next ensuing the day of the date of this present Surrender without making any deduction or abatement thereout on any Account or pretence whatsoever Then this present Surrender to be Void and of none Effect or else to be and remain in full force and Virtue.
