Summary of Contents

The Estate

A well-planned Estate situated on high ground to the South of Wellingborough Road, Rushden. Five minutes' walk from Centre of Town.

The most striking feature is the admirable placing of constant variation of types of Houses, which avoids monotony and produces an Estate of which any resident might well be proud.

Only detached or semi-detached Houses will be erected on the first portion of the Estate (that portion leading from Wellingborough Road up to where the road splits into two ways at upper part of Estate).

The Houses

Thoughtfully planned for convenience and comfort, with a minimum of waste space and a maximum of light, the result of twenty-five years' experience of House Building.

A wide variation of types and styles is available, a few representative types being shown in the following pages:

Labour Saving Devices

A progressive policy has been pursued in the introduction of reliable labour-saving devices, without making the House a museum of gadgets.

Travel Facilities

These are excellent. L.M. & S. Railway within easy walk of the Estate. 'Buses pass entrance to Estate every ten minutes on main route of reliable services.

Financial Arrangements

The firm will gladly arrange finance for clients and are prepared to give an accurate estimate of weekly expenses in connection with the Houses.

Road Charges

The prices quoted for Houses include all road charges without any extras whatever.

Paths and Fences

Close-boarded fences are erected at the back of each plot, also as division fences, and asphalt or concrete paths are laid from frontage to serve entrance doors, both front and back. Front fences with necessary gates are provided.

Park Avenue Estate

WHEN seeking the House, in which you hope to spend a considerable part of your life, you should remember that the situation and surroundings of a House are almost as important as the House itself, and often an attractive House is spoilt by unpleasant surroundings.

In this connection the experience of a quarter of a century has been used by the firm to produce distinctive Houses in pleasant surroundings.

That the site of the Estate is attractive, is very well known locally, being part of the original Rushden Hall Estate, but to realise to the full the benefits that the Estate affords makes a visit essential.

New 40ft. wide roads are under construction, with slabbed paths each side, a dual system of drainage is already laid which affords complete and efficient sanitation.

The Estate averages 220ft. above sea level, rising gently from Wellingborough Road and opening out into open land with the freshest air and complete safety. Only one side is bounded, this being by another Estate of well-built Houses.

The lighting and paving of the roads are under the control of the local U.D.C. and the contractors, so that the roads are lighted as soon as the Houses are occupied and the paving carried out as the Houses are completed. Electric and gas mains are laid as the roadways are made, thus avoiding the breaking-up of the road surfaces frequently.

Accommodation in the district for school education is being considered and a new school is to be erected within a short distance of the Estate.

The Houses

THE sample sketches on the previous pages demonstrate very clearly the careful design of the various types of Houses, all the space being used to the best advantage and excluding dark corners.

It should be pointed out again that to realise fully these advantages a personal visit to the Estate is necessary, when arrangements will be made to conduct persons interested to those Houses which specially appeal, and thus save prospective clients unnecessary delays and walking.

The Houses are well built, all external walls are brick, cavity built, in cement mortar, roofs covered with tiles or slates, all being British made. The damp course throughout consists of two courses of slates set in cement mortar. External renderings, where used, are composed of sand and cement, either with white or tinted cement. Twenty-five years' experience is behind us.

Equipment of Houses for Hot Water
The greatest need of the housewife is a plentiful supply of hot water at immediate call. This is ensured on the Estate by—
(a) Boiler behind the stove in the dining room; or
(b) Enclosed-type water heater (either electric or gas) serving sink, bath and lavatory basin. This is of the instantaneous type, available all day and night, heating only the water used. by simply turning on the tap. All pipes, taps and connections made to client's choice of heater.

Electric Wiring and Fittings
All rooms wired for light and fitted with switches, lamps and shades. Bed switches in main bedrooms additional to switch at door.

Two-way switch from hall to operate landing. Connection to electric geyser if same is required.

The electricity is supplied by the Rushden & District Electric Supply Co., Ltd., who have an attractive "all in" assessment rate on net rateable value of House. In addition, supply water heating for electric geyser at the rate of fd. per unit.

Plugs are fixed in the hall and landing for the purpose of electric cleaners and a plug in the kitchenettes for electric irons.

Wireless
Wireless aerial and lead to point in dining room with proper earth point outside rear of House.

Gas Services
Gas supply to kitchenette for gas cooker and copper, also to gas geyser if same is required.

Labour Saving Arrangements
(a) Bathroom and kitchenette partly tiled. (/?) Chromium-plated taps everywhere.

Public Services
Present Rates at date of issue: Gas, 9d. per therm. Electricity (special "all in" rate according to assessment), 7d. per unit up to, say thirty in winter, fifteen in summer, and over that Id. per unit. Water at reasonable charges by local U.D.C.

Nearly all Houses have space for garage at side of House.

One of the greatest attractions on the Estate is the wide choice of Houses available. For each price there is a range of different elevations, so that purchasers can suit their own tastes.

The Finance of House Purchase

THE purchasers today have the necessary cash available for the purchase of their House outright, and it is necessary for them to obtain a loan from one of the several sources.

Loans
The most usual procedure is to obtain a loan from one of the well known Building Societies.

To clear up certain doubts which exist with regard to Building Societies it should be explained that these Societies exist equally for the purposes of investment and loan—that is, they afford excellent openings for safe investments for the savings of the small investor, and the money thus invested is offered to house purchasers. The loan is repaid by monthly instalments, and the amount thus paid is usually considerably less than the rent of a similar House.

The repayments include both interest and partial reduction of loan, so arranged that in an agreed number of years the loan is wiped out altogether. In addition, borrowers have the option of reducing the loan more quicklv H desired.

Our Sales Office undertakes all the preliminary negotiations with the Building Society if desired by clients, and loans up to nearly 95 per rent, of the agreed purchase price can be obtained for approved purchasers—repayments of 13s. 7d. per £100 for each calendar month, on a twent-one years' basis.

Purchasers are further indemnified against any road charges.
