To Be Sold By Auction

On Thursday the 21st day of June 1832, on the Premises late in the occupation of Mr. Thomas Bolton, Grocer and Farmer (deceased).

The entire HOUSEHOLD FURNITURE, BREWING UTENSILS, and LIVE and DEAD FARMING STOCK; consisting of two in-calf cows, one steer, on stout five-year-old draught horse, on broad-wheel cart, one light market cart, lead horse trough, chaff box, hurdles, wheel-barrow, forks, rakes, a quantity of wool, sheepskins, fowls, &c.

About four bushels of good Yellow Swede Turnip Seed, of last year’s growth.

The Household Furniture comprises two four-post bedsteads and furniture, half-tester and bureau bedsteads, three good feather beds, wool and straw mattresses, blankets and coverlids, eight-day clock, oak dining, round, and dressing tables, oak, stained, and other chairs, pier and swing glasses, fenders and fire irons, oak chest of drawers, oak chest and boxes, a general assortment of earthenware, wine and ale glasses, kitchen utensils in brass, copper, pewter, and tin; hogshead and half-hogshead barrels, small casks, mash vat, large and small tubs, vats, pails, &c, a quantity of fire wood, the remaining part of the stock in trade, &c.

The sale to commence at Ten o’clock in the forenoon; the Farming Stock will be sold at Two o’clock in the afternoon.

All Persons who have any Claims or Demands upon the Estate of Mr, Thomas Bolton aforesaid, are requested to send or deliver the particulars thereof to Mr. Samuel Frost of Irchester, or Mr. Samuel Bolton, of Rushden, Northamptonshire, in order that the same may be examined and discharged. And all Persons who stood indebted to Mr. Thomas Bolton at the time of his death, on security or otherwise, are required to pay the amount of their respective Debts to the said Mr. Saml. Frost or Mr. Samuel Bolton immediately.

AT the Red Lion Inn, Irchester, on Friday, November 24th, 1882, at Three for Four o'clock in the Afternoon, by order of Mr. M. H. Harris and his Mortgagees, in the following or such other Lots as may be determined at the time of sale, and subject to such Conditions as will then be produced:—

LOT 1—All that FARM HOUSE, HOMESTEAD and BUILDINGS, comprising Dairy, Brewhouse, Bakehouse with good coal oven, Cart Shed, Pigstyes, Stable, and a newly-built stone and tiled Corn Barn, and other Outhouses, spacious Yard, and Well of superior Water, capital Kitchen Garden, well stocked with fruit trees, and about Thirty-one Acres of valuable LAND, of which about 10 acres are pasture and the remainder arable.

About eighteen acres of this Lot are Copyhold of the Manor of Irchester, the remainder, including the Farm House and Buildings, are Freehold.

LOT 2—All that Field of valuable FREEHOLD BUILDING or rich ARABLE LAND, known as Long Close, and containing by recent admeasurement, 5a. 1r. 27p., bounded on the south by Wollaston-road, and on all other parts by property of Mr. Parsons.

LOT 3—All those 4 FREEHOLD COTTAGES, brick built and slated, with Gardens and Outbuildings, situate at London End, in Irchester, now occupied by Messrs. Humphrey, Kemshead, Jones, and Riddell, as undertenants to Mr. J. Reader.

LOT 4—All those Four Copyhold COTTAGES, situate near the last Lot, with capital Gardens, now occupied by Messrs. Norris, Burrows, Moulton, and Fairey, as undertenants to Mr. Joseph Reader.

The whole of the above Lots are let to Mr. Joseph Reader, at a rent of £111 per annum.

A Plan of the Property may be seen at the office of the Auctioneer, St. Neots.

There is a land tax on the property of £3 5s. 0d., and a Tithe Rent Charge due to the Vicar of Irchester, now standing at £3 4s. 4d. per annum, and to Lord Overstone, now standing at 10s. 8d. The aggregate quit rents on the Copyhold amount to 11s. 8½d. a year.

PROPERTY SALE—On Friday, the 24th ult., Mr. John Brown offered for sale, at the Red Lion Inn, Irchester, several lots of valuable property situate in that parish.

Lot 1, consisting of 31 acres of arable and pasture land, was knocked down to Mr. Willan Jackson, solicitor, of Wellingborough, at £2,150.

Lot 2, comprising a field of arable land, was sold to Mr. Bird, of Staughton, for £440;

and lots 3 and 4, consisting of eight cottages, to Mr. Willan Jackson, for £355.

Messrs. Pendered & Son Ltd., conducted a very successful sale on Monday at the Manor Farm, Irchester, where the late Mr. John Edward Parsons carried on business for so many years. Mrs. Parsons, the executrix, is giving up the farm, which is to be occupied by Mr. Len Parsons, of Sanders’ Lodge, Rushden. Despite the bad weather, a large company attended, and there was brisk bidding. The lots comprised 27 beast, 247 sheep, 13 horses, 100 head of young poultry, and a great quantity of agricultural implements. Of the beast the cows fetched up to £43 10s., and the fat heifers up to £30. The horses, a fine lot, sold well, top price being made for an eight-year-old, which sold for 130gs. A six-year-old made 100gs. In the sheep sale ewes made up to 108s., and lambs up to 77s. Some remarkably high prices were realised for implements. For instance, one double-faurrow plough fetched £6, and another £11, whilst horse hoes made up to £4 10s. One of the Ransomes cultivators realised £12, a grass mower £13 10s., single ploughs £7, a 12-coulter corn and seed drill £35, Scotch carts £22, a binder and sheaf carrier £25, another £20, one of Roberts’ elevators £29, a 16 coulter corn and seed drill £13, etc.
