Valuable Freehold VILLA RESIDENCE known as “Woodbine Villa,” with ample Outbuildings, large Garden, and Paddock, together with the Enclosure of Highly Productive Arable Land adjoining, the whole containing in area 22a. 2r. 20p., or thereabouts.

Is instructed by the Exors of the late Mr. W. W. Ferrar, to Sell by Auction at the Coffee Tavern, Rushden, on Thursday August 14th, 1919, at 6 o’clock in the evening, precisely, subject to such Conditions of Sale as will be then produced, viz.:-

All that very desirable Freehold Residence of brick and tile erection, situate Avenue Road, The Court Estate, Bedford-road, Rushden, and containing Entrance Hall, Dining Room, Drawing Room, Kitchen, Scullery, 4 Bedrooms, and the usual domestic offices.

The Outbuildings at the rear consist of a capital Stable and Coach House with loft over, of brick and tile erection, and could with a very small outlay be converted into an excellent motor house; also Cow House, Chaff-house, Piggeries, large Open Shed, Hen Houses, all of wood and corrugated iron erection.

Possession of House, Garden, Paddock and Outbuildings, which contain in area 2a. 2r. 20p. or thereabouts, will be given on completion of the purchase. The remaining portion, viz. 20a. 0r. 0p of highly productive arable land is let to Mr. Arthur Sanders, whose tenancy expires at Michaelmas 1920.
