Lot 1

All That Desirable Accommodation Farm, together with the comfortable Farm House Stock Yards, Rick Yard, Barns, and ample and convenient Buildings and appurtenances, containing altogether, by Ordnance Survey, 151a. 2r. 23p. or thereabouts, of which 37a. 2r. 24p. is Pasture, and the remainder is Arable or occupied by the Premises and small Plantation, situate in the Parishes of Chelveston and Stanwick.

The House and appurtenances thereto belonging were lately occupied by Mrs. Chettle (deceased), and the Farm and Buildings thereto are occupied together with Lots 2 and 3 by Mr. W. W. Smith, on an annual Michaelmas tenancy, at the low rental of £75 per annum.

The Land is adjacent to good main Roads, and is for the most part of good quality. The Farm Yards and Buildings are ample for the requirements.

The House, pleasantly situate in the Village of Chelveston, is in good order throughout, and contains Drawing and Dining Rooms, tiled Hall, Kitchens, Cellarage, Dairy, 4 Bedrooms, Store Room, W.C. and useful Outbuildings. There is also a good supply of Water on the Premises.

Chelveston is about 2½ miles from Higham Ferrers Station on the Midland, and 3½ from Higham Ferrers Station on the L.& N. W. Railway.

A portion of this Lot, viz., the House, Premises and Land, containing altogether 20a. 3r. 3p. is Copyhold of the Manor of Chelveston-cum-Caldicott. Quit Rent 3/4.

Another portion, viz., 34a. 0r. 26p. of Land is Copyhold of the Manor of Higham Ferrers with the Members of Chelveston and Caldicott. Quit Kent 2/6.

The remaining portion is believed to be Freehold, 84a. 1r. 19p. or thereabouts is in the Parish of Stanwick and is Freehold. Land Tax Redeemed.

All That Eligible Dwelling-House, together with the Garden, Yard, Stabling with Loft over, and appurtenances, pleasantly situate adjoining Lot 1, in the occupation of the said Mr. W. W. Smith or his undertenant.

Lot 3

All that Freehold Close of excellent Accommodation Arable Land, situate in the Parish of Stanwick, on the road leading from Chelveston aforesaid to Raunds, bounded on the North, East and South by the property of the late Baron Overstone, and on the West by the said road, in the occupation of the said Mr. W. W. Smith, and containing by Ordnance Survey 10a. 1r. 21p. or thereabouts.

Lot 4

All that Copyhold Close of Productive Meadow Land, situate abutting on March Lane, in the Parish of Irthlingborough, and extending to the L. & N. W. Railway, containing by Ordnance Survey 5a. 3r. 13p. or thereabouts, in the occupation of Mr. F. A. Parsons.

This Lot is Copyhold of the Manor of Irthlingborough, the custom being to lake a fine certain on death or alienations of one year's quit rent.

Quit Rent 2/1. Nene Valley Drainage Taxes £1/12/11d.

Lot 5

All that Copyhold Close of Productive Meadow Land, situate in the Parish of Irthlingborough, adjoining the said L. & N. W. Railway, on the South side thereof, and approached from the March Lane across a Meadow occupied by Mr. Geo. Parsons, containing by Ordnance Survey 3 acres or thereabouts, in the occupation of the said Mr. F. A. Parsons.

This Lot is Copyhold of the said Manor of Irthlingborough.

Quit Rent 5½d. Nene Valley Drainage and Outfall Taxes 12/11.

N.B. The annual rent of Lots 4 & 5 together is £14.
